Electrical Contractor for Builders & Developers
We work as the electrical subcontractor on builders' projects, and much of it is repeat work for the same builders. They come back because we turn up on the right day, finish the fix and leave the paperwork in order.
Since 2014 Adtec Electrical has worked as the electrical subcontractor for builders and developers across Oxfordshire and the neighbouring counties. Project work is where the business started, and it is still a big part of what we do. If you run a building firm and need an electrician who fits into a site rather than holding it up, this page explains how we work.
The kind of projects we take on
- New builds: single houses, small developments and commercial shells.
- Extensions and loft conversions, where new circuits meet an existing installation that may need upgrading too.
- Refurbishments of homes, offices and units, from a strip-out and rewire to a lighter refresh.
- Commercial fit-outs following a shell build or change of use.
First fix and second fix
On most projects our work comes in two visits. First fix happens once the structure is up and before walls are boarded or plastered. We run cables, set back boxes, install containment and leave tails ready for later. Second fix comes after plastering and usually after decorating. We fit faceplates, light fittings and the consumer unit or distribution board, connect everything up and test.
Between the two, other trades need to get on. We mark and photograph first-fix runs so plasterers and kitchen fitters know where cables are, and we keep an eye on anything that changes, such as a moved door or a relocated kitchen, so it is dealt with before the walls close up.

Working to programme
A late electrician holds up plasterers, kitchen fitters and decorators in turn. We take the programme seriously: book us for first fix and we are there, and if the site slips we rearrange quickly. If something on site will affect our dates, such as a late delivery of steel or windows, we tell you early instead of on the morning.
We are also used to talking to the other people on a project: architects, M&E designers, kitchen companies, heating engineers and building control. Questions about the electrical design are answered before they turn into variations.
Certification at handover
When the work is complete it is inspected and tested, and we issue the Electrical Installation Certificate with the schedule of test results. That goes in your handover pack for the client, the building owner or building control. If the job is an extension to an existing property and we find problems with the original installation, we will report them so you and your client can decide what to do.
Why builders come back
We do not name the firms we work with on this site, but many have used us for years. The reasons are simple: honest pricing from the drawings, sensible questions at the start, and a finished job that does not generate snagging calls months later.
Talk to us about your next job
Send the drawings, specification and approximate programme through the form, or call to talk it over. Commercial project work is covered on our commercial page, with more detail on offices and warehouses. For where we work, see areas we cover.
